The Residence Villa Bergame
Built and delivered in four phases (143 apartments in total), with the first and second complete, sold out and inhabited already. Phases 1,2 and 3 are complete and sold. The fourth phase is under construction (delivery due Easter 2010), with disruption kept to a minimum and all site facilities operational.

Located on the North-West edge of Béziers, just off the Avenue de Languedoc and a minute's drive to the highly sought-after village of Boujan (now considered as almost the 'posh suburb of Béziers'). The district around the residence is distinctly middle-class, with well-kept, individual villas set in their own gardens and clean, well-lit roads.

The pool (19m x 8m) is heated to 27° and fully operational, with secure card entry access currently from 9am to 9pm. There is a shallow pool area, aesthetic, tiered, stucco concrete curved viewing benches to one end and a wall shower near the entrance.

The communal areas benefit from top quality floor tiling and modern art on the walls. As well as clean, well-lit curved stairwells, there are large pristine lifts (8 people) in each lobby to transport you smoothly to your chosen floor.

The apartments themselves range in size from 45m² for a one-bed to 86m² (for a two-or three-bed). Ask me for more details and I will send you a full breakdown of sizes of the apartments, terraces, lot plans, prices etc.

The prices are amazingly reasonable, given the location, and the quality of build, fixtures and fittings, communal areas and facilities.

The sizes vary so, for instance, there is a choice of either a one-bed or a two-bed in almost the same surface area. Prices calculate at approximately 2,600€ per m².

Car parking spaces are available to purchase at only 2,700€ each and are located all around the outside edge of the buildings. Individual, lockable (remote-control access, as for the front access gates) underground garages are available from 14,000€ to 17,500€ depending on their size.

The apartments are delivered with the bathroom complete (in the neutral colours shown) but with no kitchen units - but with electric points, hot and cold water and drainage. You can add the kitchen yourself after purchase or, if you would like a kitchen added before delivery and the kitchen that has been added into the showhome interests you, then the developers can arrange for you to see a brochure and pick the kitchen that you like. As a guide, the photos left show a kitchen worth approximately 11,000€.

All kitchens have a large door-entry pantry next to them (see lot plan examples) for storage and housing the hot water tank (150 to 300l depending on apartment size).

The apartments are delivered with matt white walls, but, for a small supplement, you also have the opportunity to have your walls painted in a choice of colours and/or using one of the up-to-date paint effects available as show in the show home (and I'm not talking Artex or sponging here! More like the 'bang on trend' smooth coloured concrete effects that you may have already seen - it's quite gorgeous actually).

There are plenty of power points throughout the apartments, plus one on the terrace (as well as a tap). All terraces are of a decent size - after all, the whole point of having a terrace in the South of France is to be able to eat out on it, sunbathe etc! Privacy is assured with partitions between touching terraces.

Each apartment has a reversible air-conditioning unit on the wall in the living room and electric wall heaters in the bedrooms. The 2- and 3-bed apartments have a heated towel rail in the bathroom and the 1-beds have an energy efficient wall-mounted blower-heater.

Every apartment has TV ariel sockets to receive not just terrestrial TV but the French digital channels offered by CANAL SAT too.

The monthly management fees (as payable in any property with communal areas) are very reasonable too (all prices approx):
