Price
Just 50,000€ will buy you a fifth share, with 10 weeks’ use, of a two bedroom plus cabine (small bedroom) cottage sleeping up to six people.

Fractional ownership shares are being offered in six farmyard cottages, each with a private 20m² terrace, all overlooking the outdoor swimming pool (with a paddling pool area for small children) of which the cottages have exclusive use. The cottages lie in a beautifully landscaped and maintained lush green setting.

The cottages have been created in the shell of an original XVIIth century open stone hangar, combining the charm of old beams and exposed stone walls with the advantages of modern building and design techniques.

PROPERTY DESCRIPTION

Ground Floor

Lounge area with a six-seater corner suite, coffee table, TV point and built-in tiled dining area.
Fitted kitchen with self-cleaning oven, hob, ceramic sink/drainer, fridge/freezer, microwave oven. A washing machine and dishwasher are also included. Total area 7.2m x 4.6m.
Outside patio area of 20m² with stone-built barbecue, facing the large swimming pool, shared only between the six cottages.

First Floor
Double bedroom with en-suite shower and WC, twin bedroom, cabine with bunk beds, bathroom with WC.

THE DOMAINE

The Domaine has been run by many years by David and Jane Barnes as a successful gîte complex and is arguably the best in the Charente Maritime region. This dynamic couple will be continuing to manage the Domaine for the foreseeable future.

Once an historic farm, it is now an oasis of trees, green spaces and flowers in a country setting on the banks of the river Boutonne.

ON-SITE FACILITIES

The numerous on-site facilities include:

- Outdoor pool with children’s paddling pool for exclusive use of the owners of the six cottages

- Indoor/outdoor heated and floodlit pool, paddling pool and spa bath.
The pool, paddling pool and spa are covered by a specially commissioned glazed sliding structure, allowing virtually all year round use. The pool is heated to approx 28°C.

- Fitness gym - open every day and well-equipped for all levels of fitness training and work-out routines.

A quick shower after the early morning workout and straight into the spa bath - perfect!

- Two glass-back squash courts.
The first squash court was built in 1993. David and Jane's son, Jonathan, has represented France and is currently captain of Manchester University's 1st squash team. Their daughter has twice won the French Junior Championship and David made it through to the finals of the French Open Veterans championship in 2000. The family’s enthusiasm for the sport will help you or your children to discover or even re-discover one of the finest small ball sports in the world.

- Two table tennis tables
Table tennis is huge in France and anyone who saw it being played in the 2004 Olympics knows that, played under the right conditions it's an exciting and demanding sport. At the same time it can be great fun to learn and a good opportunity for the whole family to gather round the table with Mum and Dad teaching 'ping-pong' to their children.

Fancy an alternative to squash? Fun tennis is perfect for players of all ages and standards from tiny tots to senior citizens. The court is covered and floodlit.

- Tiny Tots' Den
Perfect facilities for small children - a safe place for under-7s to play while older members of the family play pool, air hockey or whatever they want in the games room

Pool, Air Hockey, Video Games, Pinball.
The owners are always dreaming up ways to improve the games room. Yet another corner of Les Granges where everyone can have some fun, come rain (which isn’t often!) or shine. If you subscribe to even more peaceful pursuits, there is a large collection of books in the Domaine’s ‘Paperback Library’.

- Bistro & Wine Bar
Snails Place opens whenever there is sufficient demand. Cheerful smiling faces behind the bar, excellent draught beer ('pression'), a range of excellent organic wines by the glass or bottle and good wholesome food - just the ticket!

Through the double doors from Snail's Place you will find yourself in the 'Salle de Fêtes', a vast stone barn recently renovated and equipped for seminars, residential courses, family celebrations, kids' discos, Tai Chi, Shiatsu...... The list is as long as your imagination.
When it is not being used for functions it hosts art and photography exhibitions and serves as a peaceful place in which you can read the newspaper, drink a coffee, escape from the kids...

- Cash & Carry Organic Wine
At great personal cost and no little pain, David and Jane have bravely toured France (or at least parts they could stagger round in a day!) and tasted numerous organically grown wines. In their own words, “Some were frankly filthy, others superb”. They have tried to select the latter! No more chemi-wine that gives you a headache the morning after!

The fruits of their labour are subjected to a wine tasting at Snail's Place most Wednesdays (different wines every other week). Kids under 18 are welcome, they just can't take part in the tasting. The bad news is that they have no spittoon, so you will be forced to swallow what you taste! Oh dear!

If by chance you should happen across a wine that you like enough to buy you are welcome to do so. There is a 10% discount for unopened cases.

Please note any of the wines on the tasting list can be drunk with your meal at the take-away price when you dine at Snail's Place on wine-tasting night on the condition that you have participated in the wine-tasting.

This year, spurred on by the success they have had with their organic wine concept (they sell literally thousands of bottles just in July and August), they are starting a cash and carry operation called Ten Green Bottles, so that you can drop in buy a case containing a selection of single bottles at the full discount price, and, before leaving, order a full case of your favourites to drink at home.

Really exceptional French organic wine with no nasty chemicals. All personally selected (and continuously drunk!) by these discerning owners and all at low, low prices.

HOW FRENCH FRACTIONAL OWNERSHIP WORKS

Each cottage will be owned by an SCI, which is a special type of French limited company designed to own property.

There will be five shareholders in each SCI, those five shareholders being the full and only freehold owners of the cottage.

Each share holder will be entitled to 10 weeks’ use of the property, the remaining two weeks to be allocated to winter repairs or maintenance.

With our fractional ownership package, owners can let out or exchange their weeks (original inscription to a holiday home swap club is included in the price).

Location: Although benefiting from a southern France climate, the Domaine des Granges is just 3½ hours from St Malo and 6 hours from Calais.

There are regular low-cost flights to La Rochelle/Rochefort (¾ hour’s drive away) from Stansted or Southampton, to Poitiers (1 hour’s drive away) from Stansted and to Bordeaux (1½ hour’s drive away) from Gatwick, Bristol, Birmingham, Manchester or Nottingham -
with easy car hire from each airport.

Local Activities: Two golf courses with a 40 minute drive, indoor and outdoor tennis, horse-riding, water-skiing, go-karting, Atlantys (the town’s aquatic centre and aerobics studio), excellent fishing, moto-cross and skate-boarding.

Ideally situated next to the River Boutonne and the historic town of St Jean d’Angely. The Atlantic coast is only a short drive, with sailing, wind-surfing, surfing, sandy beaches on offer. Let’s also not forget the resort towns of La Rochelle, Royan, Cognac, Rochefort and nearby Saintes.

This area in South West France, well known for its historic and beautiful coastline, vineyards, Cognac and good food, benefits from a well documented micro climate, making it officially the second sunniest region of France.

Our properties were designed for the gregarious by nature and as ‘flies on the wall’ David and Jane have observed with great pleasure the forming and cementing of numerous friendships over the odd glass of wine or three, while children of all ages meet new friends in the games room or around one of the pools.
