Full Description: The whole plot covers 140sqm (approx 1400sqft) at ground level and is in fact, in a state of ruin, but with majestic volumes and lots of the magnificent local yellow stone, with 'cut stone' areas detailing arches and window surrounds. There is an existing staircase to first floor level which is also cut from stone.

The plot size of 140sqm is pretty big at floor level for a house. To give you some perspective, some village houses here are 20sqm (200sqft) per floor! The property consists of five 'rooms' - these are separated by walls of differing heights, but the property was evidently three floors high, as some of the walls remain at this height, so could be again, thereby totalling 420sqm (4200sqft) of living space!

There is currently no water, electricity or sewage supplied to the house, but all utilities' lines stop right outside the property, so would be easy to connect or re-connect in the case of the electricity. There is also no roof on any part of the building.

I suspect that if you want to create some outside space, the best way to lay out the new space would be to create a garden from the back right room (ie to not renovate this room), which is somewhere between 25 and 30sqm, and then also add a terrace at either first or second (or both) floor level too. It is worth noting that the courtyard that the 'house' faces is a very quiet communal courtyard, shared by perhaps six or so properties, and the atmosphere and culture here is very much an open one, which means that you often find people barbecuing and sitting down to eat outside their houses.

This is not a rural property, it is, or was, a town house and as the land was of primary importance for the vines in this region, most town or village houses were actually built back-to-back to save land, and therefore did not benefit from gardens. Fortunately, this property has enough surface area to benefit from a small internal courtyard or even earthed garden and a terrace (or two).

However! It is not for me to decide how you should use this space - this is your chance to get creative and build your dream home from scratch! This could be a very noble house, and it lies in a quiet part of town, yet only a couple of minutes' walk from the centre, where you will find plenty of local shops, cafes and other amenities.

The world is your oyster here (the region is also quite literally famous for its oysters...) - it's a perfect plot with an enormous amount of potential, in a great bustling village at a super price - all it needs is some inspiration!

So, if you are ready for an all-to-do project without the restrictions of what's already there, come over and have a look for yourself. You seriously can't help but fall in love with Montagnac, the lane the courtyard lies on, the courtyard, and of course, the property itself. The rich history and beautiful regional architecture are at their best here - cut yellow-stone arches, winding narrow lanes, historical plaques everywhere, cloistered alleyways - all reminiscent of the history of the Cathars and the Knights Templar.

Addendum: Likely costs of renovation - this is a completely arbitrary figure as it really depends what you do. Your best bet is to talk to a French builder, or failing that, an English one, who might be able to say how much, for example, a roof to cover 140sqm (floor surface area - remember, rooves slope so the actual surface area of the roof will be slightly more) might cost.

Remember also, that all works would be subject to the relevant local planning permissions. The house already has permission to be used for habitation.
